Streamline Tower Paving the Way for Downtown Las Vegas Growth



Streamline Tower in downtown Las Vegas began the compacting and repaving of the streets surrounding the area (Stewart and Ogden). Not only is this a sign of the near completion (occupancy should be granted within 2 weeks), but this will allow the traffic to flow smoothly by and around the El Cortez casino, which last year went through a multi-million dollar renovation.
The tower features 275 luxury appointed 1,2 and 3 bedroom residences, and is expected to make living, commuting and vactioning much better for hundereds of people. Streamline Tower is located at 150 N. Las Vegas Blvd. virtually at the intersection of Fremont and Las Vegas Boulevard. Downtown Coalition of Las Vegas to Showcase Downtown Real Estate

The Downtown Coalition of Las Vegas is announcing the Downtown Urban Living Tour. The event brings business owners and consumers together to showcase the urban developments taking place in the greatest city in the world. Best of all, the event is absolutely free for participants. We'd also like to introduce the old White House Las Vegas, an exclusive convention venue, will be participating as a new downtown member - They are renovating the the existing 30,000 sq. ft. structure at 4th and Bridger (see image below).

The premier event, now scheduled for Friday, MAY 2nd from 6 – 10 pm will begin at the Celebrity Theatre (next to SIDEBAR on the corner of 3rd and Ogden). Mayor Oscar Goodman will offer opening remarks prior to the tour. After an initial gathering with drinks and appetizers, registered guests can take tour buses to multiple business locations throughout downtown.


The premise of the Downtown Urban Living Tour is to create an increased awareness among valley residents that downtown Las Vegas is becoming the epicenter of a new cultural renaissance. Like the Gaslamp District in San Diego 10 years ago, the downtown las Vegas area is still in its infancy, but is growing rapidly. The area is undergoing a $20+ billion revitalization effort, which will completely change the landscape of the new downtown.

Urban Update Debut features Streamline Tower Las Vegas

Welcome to the debut of Urban Update, the column that will discuss Las Vegas' downtown area. We're so proud to be a part of the E RealEstateExec family. This month I want to share with you a residential high-rise project I feel has been one of Las Vegas' best-kept secrets-Streamline Tower. In spite of towering 300 ft. above the north end of Las Vegas Boulevard, many people still have yet to see the value of the ground-floor opportunity this property presents.




What's the oldest rule in real estate? People buy based first and foremost on location, location, location. At the crossroads of the two most recognized streets in Las Vegas - Las Vegas Boulevard and Fremont Street -Streamline Tower has the downtown competition beat tenfold. Streamline Tower is scheduled for completion during the first quarter of 2008. This eliminates a lot of the usual risk from the perspective of the buyer. The property features 275 beautifully appointed one, two and three bedroom floor plans (some with studies) priced between $500,000 to over $1.3 million. With rising construction costs, it is unlikely that a similar project could be built and offered for anywhere near these prices, especially when you look at the upgrades and amenities being offered.

Las Vegas' Clark County Surpasses 2 MILLION Residents

A subtle processing error, which had gone unnoticed for some time and involved housing units built in large developments during the second half of a calendar year, resulted in the discovery of about 27,000 county residents who had previously gone uncounted (This reported by the Las Vegas Review Journal today). All of that translated to an official July 1 population estimate for Clark County of 1,996,542. And from that figure has produced a host of guesses about whether -- and when -- the county's odometer rolled over to 2 million.


Now for the fun math - we're supposed to surpass 2.5 million residents by 2013. If we have 30,000 units listed in the MLS, and each home houses approximately 3.5 people, then we will absorb roughly 140,000 units in the next 6 years. Take away the 30,000 and we need 110,000 units. With builders pulling roughly 1500 permits a month (lowest in 6 years), we'll have an inventory shortfall in 2009 while builders create more standing inventory and existing resales get stripped off the market. I predict this to occur in 2009 exactly as it did in '03-'4. That's when my home goes back on the market.

We should expect an above-par market for 4 years following that as growth continues due to jobs with the $50 + BILLION being invested in the city from the Strip to Union Park over the next 5 years. Remember, nearly 39 million tourists visited Las Vegas last year, an increase of almost 350,000 over 2005. Analysts say that for every new resort hotel room built, the community gains roughly seven new jobs and 14 new residents.
