Urban Update Debut features Streamline Tower Las Vegas

Welcome to the debut of Urban Update, the column that will discuss Las Vegas' downtown area. We're so proud to be a part of the E RealEstateExec family. This month I want to share with you a residential high-rise project I feel has been one of Las Vegas' best-kept secrets-Streamline Tower. In spite of towering 300 ft. above the north end of Las Vegas Boulevard, many people still have yet to see the value of the ground-floor opportunity this property presents.

What's the oldest rule in real estate? People buy based first and foremost on location, location, location. At the crossroads of the two most recognized streets in Las Vegas - Las Vegas Boulevard and Fremont Street -Streamline Tower has the downtown competition beat tenfold. With the recent grand opening of Fremont Street East-the center of the new entertainment district- residents at Streamline Tower are steps from dining, entertainment and all of the services the city-dweller expects.

Like the Gaslamp District in San Diego 10 years ago, this area is still in its infancy. The area is undergoing an $18 billion revitalization effort, which will completely change the landscape (not to mention property values) of the new downtown. Take a look at any other major U.S. city where the urban core has undergone even a fraction of this combination of public and private investment and see what this has done for property values. Location, timing and opportunity have all come together to make this possibly the best high-rise investment available in years.

We've all heard the stories of buyers with foresight (or just plain luck) who purchased for pennies on the dollar-based on today's values-in lower Manhattan, or San Diego's Gaslamp, or Denver's LoDo, Austin's Sixth Street, Portland's Pearl District, and the list goes on.
Do we sit skeptically on the sidelines waiting to see what happens downtown? The answer is an emphatic "no." As to the revival of downtown, it's not a matter of if, but when. We are at the start of a wave that will create a massive amount of wealth for those who jump in now. If we take our lessons from history, it is easy to see the once-in-a-lifetime opportunity we have at our doorstep. It is our job as active professionals in this business to educate ourselves and our clients and to provide them the tools they need to make an informed decision. Given all of the information, the decision is an easy one.

Streamline Tower is scheduled for completion during the first quarter of 2008. This eliminates a lot of the usual risk from the perspective of the buyer. The property features 275 beautifully appointed one, two and three bedroom floor plans (some with studies) priced between $500,000 to over $1.3 million. With rising construction costs, it is unlikely that a similar project could be built and offered for anywhere near these prices, especially when you look at the upgrades and amenities being offered.

Las Vegas' Clark County Surpasses 2 MILLION Residents

A subtle processing error, which had gone unnoticed for some time and involved housing units built in large developments during the second half of a calendar year, resulted in the discovery of about 27,000 county residents who had previously gone uncounted (This reported by the Las Vegas Review Journal today). All of that translated to an official July 1 population estimate for Clark County of 1,996,542. And from that figure has produced a host of guesses about whether -- and when -- the county's odometer rolled over to 2 million.

Now for the fun math - we're supposed to surpass 2.5 million residents by 2013. If we have 30,000 units listed in the MLS, and each home houses approximately 3.5 people, then we will absorb roughly 140,000 units in the next 6 years. Take away the 30,000 and we need 110,000 units. With builders pulling roughly 1500 permits a month (lowest in 6 years), we'll have an inventory shortfall in 2009 while builders create more standing inventory and existing resales get stripped off the market. I predict this to occur in 2009 exactly as it did in '03-'4. That's when my home goes back on the market.

We should expect an above-par market for 4 years following that as growth continues due to jobs with the $50 + BILLION being invested in the city from the Strip to Union Park over the next 5 years. Remember, nearly 39 million tourists visited Las Vegas last year, an increase of almost 350,000 over 2005. Analysts say that for every new resort hotel room built, the community gains roughly seven new jobs and 14 new residents.

Summary: 2009-2013 looks great for real estate!

Distinctive Real Estate & Investments is showcasing Streamline Tower for their strategic role in creating a new downtown skyline in Las Vegas. We believe whole-heartedly in the future of downtown Las Vegas and recognize the positive impact the nearly $20 Billion in plans the city proposes for the regentrification of the area. Located at 150 N. Las Vegas Boulevard, Streamline Tower is scheduled for completion this winter. This luxury-appointed behemoth includes security, concierge, a complete workout facility, and a rooftop pool and outdoor veranda overlooking the entire city.

More importantly, Streamline Tower screams affordability, priced significantly below those found along the Strip. We believe those getting in on this ground floor opportunity will be rewarded as the downtown area continues to grow. As an added convenience to savvy homeowners, Streamline Tower offers a flexible on-site executive leasing program to maximize potential. Private parking spaces, valet and nearly 13,000 square feet of retail space on the street level are all part of the conveniences.

Luxuriously appointed, all residences offer the opportunity to own a piece of the downtown experience. Surrounded by world-famous casinos, numerous great restaurants, multiple local bars, nightclubs and plenty of shopping, residents truly are in the activity epicenter.Downtown Las Vegas improvements include the grand opening of Fremont East, with pedestrian-friendly streets, lush landscaping, lighted gateways and 40-foot-tall, retro-looking neon signs.
